What are pool hours, and what is the pool guest policy?

9am-10pm during seasonal months. Highland Square welcomes two pool guests per resident.

What is Highland Square’s pet policy?

We love pets—we even have a dog park! Highland Square welcomes up to two pets per unit. Weight and breed restrictions apply. Please inquire with the office regarding pet fees/deposits.

Is there a parking fee?

Highland Square offers parking to residents at no additional cost! Numerous guest parking lots are also available throughout the property. Inquire about our garage upgrade options.

How do I get to campus?

Most residents keep their cars parked at Highland Square while attending classes because commuter parking can be tedious. The O.U.T shuttle conveniently picks up residents on the property every 20 minutes Monday-Friday from 7am-8pm, and stops at multiple locations across campus. Late night shuttle service is also available Thursday-Saturday nights from 9pm until an hour after The Square closes.

How do I submit a maintenance request?

Residents can submit a maintenance request on the Highland Square website, by calling the office, or visiting the office in person. Our maintenance team is equipped to respond to all calls within 24 hours.

What if I have a maintenance emergency after the office is closed?

Our maintenance team is available to assist residents 24/7. If you have an emergency after office hours, please call 662.550.2020 and follow the prompts for emergency maintenance. You will be connected with the emergency technician.

What if I lose my keys?

Replacements for bedroom keys are $25, and replacements for electronic keys are $25. For example, if a resident loses their bedroom and electronic keys at the same time, the cost is $50 to replace both keys.

Is the Highland Square community secure?

In effort to ensure the well-being of our residents, Highland Square offers courtesy officers whom patrol the community throughout the day and night and respond as needed. Front doors are only accessible with an electronic key provided exclusively to each individual resident.

How do I receive packages or mail?

Mail that does not fit in personal mailboxes is delivered to Highland Square’s office. Residents receive a notice that a package is available for pickup via email, which is kept secure prior to pickup. Each resident chooses their own four-digit security PIN that they enter upon pickup for further security.

What is a CA?

CA is an acronym for Community Assistant. CA’s are student residents who are employed by Highland Square to assist our residents while living in the community.

Your Apartment
Does my unit come with furniture?

In an effort to provide ultimate convenience to our residents, Highland Square offers both furnished and unfurnished units. Our furnished units include bedroom, living room, and dining area furniture. Bedrooms include a dresser, bed frame, mattress, desk, and desk chair. In the living room, all roommates share a coffee table, media console, sofa, and lounge chair. The dining area is furnished with a kitchen table, chairs, and bar stools for the kitchen bar.

Can I bring my own furniture?

Residents can bring their own furniture if they choose the unfurnished option.

What personal belongings do I need to bring?

Bedding, cookware, and toiletries are not provided by the property.

What appliances come with the apartment?

Kitchens are well equipped with a refrigerator, stove and oven, and a dishwasher. Highland Square also provides a full size washer and dryer in each unit so you do not have to share laundry facilities with the entire building or take your laundry off-site to a laundromat.

Does Highland Square allow personal grills?

Due to local county fire codes, Highland Square cannot permit the use of personal grills on patios or balconies.

Leasing & Rent
Are Highland Square leases individual or joint?

For the convenience of our residents, Highland Square offers individual lease agreements.

If I sign an individual lease agreement and do not have a roommate, how am I matched with another resident?

Approximately three to four weeks prior to move-in, Highland Square will assist in matching you with a like-minded roommate with similar study and sleeping habits. It is important to answer all of the roommate matching questions on the lease application so you are paired with a compatible roommate.

Do you allow for coed roommates?

Yes, coed rooming arrangements are accepted, although you must choose your roommates to have this option. Same sex roommate matching is our standard practice.

What are your lease terms?

Highland Square offers 12 month leases.

How do I start the lease signing process?

The lease signing process is easy at Highland Square! Once you’ve toured our community and clubhouse and selected a unit type that best suits your needs, you can complete a lease application. Apply on our website, in person at our office, or via email application sent by a staff member. Once the application is completed and sent to our staff, it is processed to ensure the standards of our community are met. Upon approval, our leasing staff will contact you to meet at our office for the signing of your lease.

When is my rent due?

Rent is due on the 1st of every month, and must be received by the 2nd of the month.

What is the late fee policy?

Rent that is received on or after the 3rd day of the month is considered late. The late fee is $50 plus $5 per day for every day that the rent is outstanding after the 3rd day of the month until the 20th day of the month.

How and where can I pay my rent?

Highland Square accepts checks and money orders (no cash). We offer multiple methods of rent payment including online via the website resident portal, in person, or by mail. You can pay rent in person during office hours. You can mail payments to: 206 Town Center Drive, Oxford, MS 38655.

What utilities are included in rent?

Water, sewer, and trash are included in rent. This benefits our residents by covering most of their utilities in the rent payment.

Are internet and cable included in rent?

Yes! Both internet and cable are included in your rent payment, and will be ready for use on move-in day.

What is a guarantor and do I need one to sign a lease?

A guarantor is someone who financially guarantees that the lease payments will be paid to the landlord. Residents may apply to be their own guarantor, however, if they do not qualify to financially back their lease on their own, Highland Square requires a different guarantor.

If I pay a security deposit, when will it be returned to me?

Security deposits are processed within the guidelines of state law promptly following the move out of your unit. Your unit will be inspected to ensure that it is left in the same condition that it was received with the exception of normal wear and tear. Any outstanding charges on your account upon move out will be credited with your security deposit, and the remainder will be sent to the forwarding address provided to us.

Can my security deposit be used for the last month’s rent?

The security deposit is not intended to be used for the last month’s rent, and will result in the assessment of late fees against your account.
